Encapsulation is quoted on the square footage of the crawl space floor and walls, and a full system on a typical 900 square foot crawl runs roughly $12,000–$20,000. That figure assumes a genuine encapsulation: a heavy 12-mil (or thicker) vapor barrier sealed to piers and walls, wall insulation, a sealed sump, and a commercial dehumidifier. Lighter jobs quoted at a fraction of that are usually a vapor barrier laid loose on the dirt, which is a different product wearing the same name.
What actually moves the price
Barrier thickness and how it is terminated
The gap between a 6-mil liner draped on the ground and a 12-mil or 20-mil barrier mechanically fastened and sealed up the walls and around every pier is most of the price difference between two quotes. Only the second one is encapsulation. The first is a ground cover.
The dehumidifier, which is the line people cut
Sealing a crawl space without conditioning it can trap moisture rather than exclude it. A commercial dehumidifier sized for the volume is what makes the sealed space stay dry, and it is the single most commonly value-engineered item out of a bid. It is also the reason cheap encapsulations grow mold.
Standing water and drainage
If water enters the crawl, encapsulation alone does not stop it. A sealed sump with a pump, interior drainage, and grading corrections outside have to come first. Encapsulating over an active water intrusion problem seals the water in.
What is already growing down there
